For Sale By Owner – Terms & Conditions

By listing or offering a fractional ownership interest for sale on this site, the Owner (“Seller”) agrees to the following terms and conditions:

1. Owner Standing & Association Obligations

The Seller represents and warrants that they are the lawful owner of the fractional interest being offered for sale and that all maintenance fees, special assessments, and other amounts due to the Owners’ Association are current at the time of listing and will remain current through closing.

Failure to remain in good standing may delay or prevent the listing from being approved.

2. Required Closing Method

All For Sale By Owner transactions must be closed through a licensed attorney or title company.

No direct or private transfers outside of a closing agent or attorney are permitted.

3. Title & Closing Fees

The Seller acknowledges and agrees to the following fees, which are due at the time of transfer:

A $200 Ownership Transfer Fee payable to Grand Summit Resort Hotel and Conference Center Owners Association Inc.

4. Seller Responsibility

The Seller is solely responsible for:

· Negotiating the sales price and terms with the Buyer

· Ensuring compliance with Association rules, governing documents, and applicable laws

· Providing accurate and complete information regarding the fractional interest being sold

The Association, management company, and listing platform do not act as brokers or agents in FSBO transactions.

5. No Guarantee of Sale

Posting a For Sale By Owner listing does not guarantee buyer interest, transaction completion, or closing. All transactions are subject to buyer due diligence, title review, and compliance with these Terms & Conditions.

6. Acceptance of Terms

By listing a fractional ownership interest for sale or proceeding with a transaction, the Seller acknowledges that they have read, understood, and agreed to these Terms & Conditions.
